Notes on this size
What to watch for on a 30 × 40 plot.
- After 3 ft side setbacks and a 5 ft front margin you are building on about 24 × 32 ft — roughly 768 sq ft per floor.
- Two bedrooms, a living room, kitchen, bath and store fit without any room going below its standard size.
- Leave the stair in from day one even if you are not building the first floor yet. Adding it later means cutting a slab.
