One House Plan turns a plot size and a short description into a measured floor plan, and then into a costed material estimate. The whole exchange happens on WhatsApp, because that is the software our customers already have and already know how to use.

The floor plan is free. A complete drawing set — plans for every storey, a 3D view of each floor, the front elevation and an itemised estimate — is ₹299, charged only after the customer has seen a design and approved it.

A quotation built as a rate per square foot times a rough area can be out by a great deal, and it cannot tell you what changes when you move a wall. We solve the geometry first — the rooms, at real sizes, tiling the buildable part of your plot — and then count material off that geometry.

One consequence matters to you: the plan, the 3D view and the estimate are three views of a single solved layout. They cannot contradict each other, because none of them is drawn or written by hand.

We are not a licensed architectural practice and we do not submit drawings for municipal sanction. What we produce is a design and a costing. Approval requires a registered engineer or architect to check, sign and file it — our set gives them most of the work already done.

Structural design is also outside what we do. Footings, columns, beams and bar bending schedules belong to a structural engineer, and for anything above two storeys you should engage one.

Bihar, Jharkhand, Eastern Uttar Pradesh — the regions whose plot units, setback rules and material rates we have taken the trouble to get right. A katha is not the same size in every district, and an estimate priced on Delhi rates is no use in Madhubani.
