Sheet 05 · General notes
Straight answers, including the awkward ones.
What this costs, what it does not include, and where you will still need a licensed engineer. Better you know now than after you have paid.
- How much does a house plan cost?
- The floor plan is free. The complete drawing set — plans for every floor, a 3D view of each floor, the front elevation and a full material estimate — is ₹299, paid once, only after you have seen the plan and approved it.
- How long does it take to get a floor plan?
- Usually under a minute. You send your plot size on WhatsApp, answer a few questions about bedrooms and floors, and the plan comes back as an image in the same chat.
- Do I need to install an app or make an account?
- No. Everything happens inside WhatsApp, which you already have. There is no app, no login and no card details to enter.
- Can I get the plan in Hindi?
- Yes. You can write in Hindi, English or a mix of the two, and the reply comes back in whichever you used. Room labels on the drawing are in English so any contractor can read them.
- What plot sizes do you cover?
- Any size, from about 600 sq ft upwards. Give it in whatever unit you use — katha, dhur, gaj, decimal, bigha, square feet, or a frontage and depth like 30x40. A katha differs by district, so we tell you which measure we applied.
- Can I change the plan after I see it?
- Yes, and it is free. Type what you want moved — a bigger bedroom, the kitchen at the back, the stair on the other side — and it is redrawn. You get 3 rounds of changes at no cost.
- Is the plan approved by the municipality?
- No. This is a design and a costing, not a sanctioned drawing. Municipal approval requires a licensed engineer or architect to sign and submit it. Take our set to one and most of the work is already done.
- Is the cost estimate accurate?
- It is counted off the drawing itself — the actual wall lengths and room areas — and priced at current market rates for your region, rather than a rough rate multiplied by area. Rates move over time, so use the total to plan and negotiate with, not as a fixed builder's quotation.
- Do you follow Vastu?
- If you ask for it. Say so at the start and the kitchen goes south-east, the main bedroom south-west, and the entrance is placed to suit your plot's facing. If you do not ask, we lay the house out for light, ventilation and sensible movement instead.
- Does it include structural drawings?
- No. Footing sizes, column and beam schedules and bar bending are a structural engineer's job and are not part of the set. For anything above two storeys you should engage one.
- How do I pay?
- By UPI — Google Pay, PhonePe, Paytm or any other app. A payment link arrives in the chat once you approve the design, and the PDF follows immediately after.
- Can I get plans for two floors?
- Yes. Say how many storeys you want and how the bedrooms should split between them — three bedrooms in total across two floors is a very different house from three on each floor, so we ask rather than assume. Each floor arrives as its own drawing.
